    Class A Office Building Cost Segregation $6.5MM

    We recently completed a Class A office building Cost Segregation in Clearwater, Florida that was for a new construction project. We were able to reclassify over 29% of the project’s $6.5MM costs for accelerated depreciation. This property had interior qualifying fountain systems, wall paneling, decorative lighting, floor finishes, glass panels, decorative cabinetry, PTAC ac units and electrical systems. This property also has qualifying exterior parking areas, a water retention area, site lighting, fencing, drainage, and landscaping. These items all qualified for Cost Segregation accelerated depreciation.

    This newly constructed office building was also able to take advantage of the 100% Bonus Depreciation incentive as well.
