    Hotel Cost Segregations Tennessee

    This month we completed two hotel Cost Segregation studies for a client in Tennessee. For these two properties we were able to reclassify over 34% of the property’s construction costs for accelerated depreciation. These properties were built in 2018 & 2021 so the client was also able to take advantage of the 100% Bonus Depreciation incentive as well. These hotel Cost Segregations generally have these qualifying interior elements: wall mounted ac units, equipment junction boxes, outlets, portions of the electrical panels, cabinetry, countertops, carpet & vinyl floor finishes, equipment high voltage outlets and window treatments. All of the exterior components were included as well for accelerated depreciation except the utility mains.

    Hotel Cost Segregations are one of the most valuable tax strategies available for these property owners and developers.
