    Mixed Use Property Cost Segregation

    We completed a cost segregation study for a mixed use property with apartments, offices, warehouse and self storage. This property also had climate controlled self storage space. We were able to reclassify over 28% of the project’s cost basis into 5 year & 15 year accelerated depreciation classification. We were able to reclassify $680,839 of the property’s cost basis into these shorter depreciation class lives with our Speciality Tax Services. This property had asphalt paving, sidewalks, retaining walls, landscaping, asphalt curbing, floor finishes, cabinetry, qualifying HVAC and electrical components that all qualify for Cost Segregation accelerated depreciation.

    This mixed use property Cost Segregation study was also able to take advantage of 100% Bonus Depreciation incentive as well.
