    New Construction Hotel Cost Segregation Florida

    Recently we completed a new construction hotel Cost Segregation study for a client in Florida. For this newly constructed property we were able to reclassify over 35% or $1,946,632 of the property’s construction costs for accelerated depreciation. This property was completed for construction and placed in service in 2021 so the client was also able to take advantage of the 100% Bonus Depreciation incentive as well. These hotel Cost Segregations generally have these qualifying interior elements: PTAC ac units, carpet, vinyl tile, equipment connections & junction boxes, fans, outlets, portions of the electrical panels, cabinetry, countertops, sinks and decorative lighting. Also, all of the exterior improvements were included as well for accelerated depreciation.
