    Portfolio Office Warehouse Cost Segregations

    This past month we completed a portfolio of seven office warehouse Cost Segregations for a client in the southeast. Three of these properties will also qualify for the 179D Epact tax deduction for their LED lighting upgrades as well. The 179D .60 cents per square foot will further their available tax deductions. For the Cost Segregation portion we were able to reclassify between 30-34% of the portfolio’s depreciable basis for accelerated depreciation. Since four of these properties were purchased after Sept. 2017, they also qualified for 100% Bonus Deprecation as well. These office warehouse properties generally have these qualifying elements: lighting, dedicated electrical outlets/ circuitry/ panels, decorative moldings, flooring, cabinetry/ countertops, computer raised flooring etc. Including all of the exterior elements as well.

    Cost segregation is one of the most valuable tax strategies available for property owners, developers and investors.
