    Three Arizona Cost Segregation Projects

    For three Arizona Cost Segregations were able to carve out over 30%, 33% & 40% of the property’s basis for accelerated depreciation. One property was a mutli tenant with 2 buildings, another an office building and the other was a single tenant retail property cost segregation. These properties were acquisitions earlier this year and previous years. These properties had qualifying kitchen equipment, dental sinks, trim, interior cabinetry, soft flooring, decorative lighting, breakroom sinks and electrical components. These properties also had qualifying exterior items such as trellises, masonry site walls, paving, drainage, bollards, signage, irrigation and landscaping. All of these items all qualified for Cost Segregation accelerated depreciation.

    Multi tenant building cost segregations work out very well for these owners, investors and developers.
